Square feet, square metres, square yards, acres and hectares are fixed by international definition: a foot is exactly 0.3048 metre, so an acre of 43,560 square feet is exactly 4,046.8564224 square metres. Those conversions are the same in every state and come from NIST Handbook 44, Appendix C. A gaj is the everyday name for a square yard, 9 square feet.
Local units are different. The bigha, kanal, katha, guntha and their smaller parts grew out of local measuring rods, and the same word means different areas in different places. A bigha is 14,400 square feet in West Bengal and Assam, 9,075 square feet in Haryana's older records, and anything from 8,100 to 27,225 square feet in Himachal Pradesh depending on the district. A converter that shows one bigha for all of India is wrong for most of it.
What this page includes. A state's local units appear only when we found the figure in a state or central government document: a revenue department table, a registration directorate FAQ, a state gazetteer, a land records manual or an audit report. Each state's sources are linked in the table under the converter. Bihar's glossary gives the kattha only approximately, for Patna, so those figures are marked approximate.

The answer depends on the state. West Bengal and Assam publish the bigha as 14,400 square feet. Haryana's pre-settlement bigha is 9,075 square feet, 4.8 to the acre. Himachal Pradesh uses 8,100, 9,075 or 27,225 square feet by district. Bihar's glossary gives about 27,220 square feet around Patna. Choose your state to see its figure.
Haryana's land records define 20 marla to the kanal and 8 kanal to the acre. A marla is 9 sarsai of 5.5 by 5.5 feet, which is 272.25 square feet, so a kanal is 5,445 square feet or 605 square yards. Himachal Pradesh uses the same figures where the 66-inch karam applies.
A guntha is 121 square yards, the square on one 11-yard surveyor's chain, so it is 1,089 square feet and 40 guntha make an acre. A cent is one hundredth of an acre, 435.6 square feet or about 40.47 square metres. Both are fixed fractions of the acre wherever they are used.
No. Maund and seer measure weight, not area, so there is no correct way to turn them into acres or bighas. A maund of wheat is a quantity of grain, not a piece of land. Use a weight converter for those, and this page for the area of the land itself.
