How Rent Proration Calculator works

When a lease starts or ends partway through a month, most landlords charge rent only for the days you have the keys. The arithmetic is simple, but there are three common ways to get the daily rate, and they give different answers. This calculator shows all three side by side, so you can match the one your lease names or check the figure on your move-in invoice.

365-day year. Twelve months of rent divided by 365, times the days. The daily rate is the same all year. Leases that name this method use 365 even in a leap year, and so does the calculator.

What this calculator does not do: it does not know your lease or your state's rules, and it does not add utilities, pet rent, parking or late fees. Some leases require a full month at move-out regardless of the date, and some landlords roll a short first month into the second month's payment. Read the rent clause of your lease, and ask the landlord in writing if it does not say.

Frequently asked questions

How do I calculate prorated rent?

Divide the monthly rent by the number of days in that month to get a daily rate, then multiply by the days you will live there, counting the move-in day. For $1,500 in a 31-day month and 12 days, the daily rate is $48.39 and the prorated rent is $580.65. Some leases use 30 days or 365 days instead.

What is the 30-day or banker's month method?

A banker's month treats every month as 30 days, so the daily rate is the monthly rent divided by 30. On $1,500 rent the daily rate is $50 in every month. The method charges a little more than the actual-days method in 31-day months and less in February, and never more than one month's rent.

Is the move-in day included in prorated rent?

Usually yes. Most leases charge rent from the day the tenancy begins, so moving in on the 20th of a 31-day month means paying for 12 days, the 20th through the 31st. The calculator counts the move-in day and shows the first and last day it counted, so you can compare it with your lease.

Do I have to pay the full month if I move out early?

Only your lease can answer that. Many leases require a full month's rent, or written notice such as 30 days, regardless of the move-out date, and some state laws limit what a landlord can charge. The calculator shows what the partial month would cost if proration applies; confirm with your landlord in writing before relying on it.

Formula only: no rates or limits are read from an official source.
