A VA home loan is a mortgage from a private lender with part of it guaranteed by the Department of Veterans Affairs. The guarantee means an eligible Veteran, service member or surviving spouse can buy with no down payment and pays no monthly mortgage insurance. What VA charges instead is a one-time funding fee, and this calculator works it out along with the full monthly payment.
The funding fee. For a purchase or construction loan the fee depends on the down payment and on whether this is your first VA loan. With less than 5% down it is 2.15% of the loan the first time and 3.3% after that. With 5% or more down it is 1.5%, and with 10% or more it is 1.25%, whatever the use. These are the rates on va.gov, in force since 7 April 2023. Most buyers add the fee to the loan, which is the default here.
The monthly payment. Principal and interest on the loan including any financed fee, plus property tax and homeowners insurance from your own figures. There is no PMI line because VA loans do not carry it.

For a purchase loan with less than 5% down, VA charges 2.15% of the loan on first use and 3.3% on later use. With 5% or more down the fee is 1.5%, and with 10% or more it is 1.25%, for first and later use alike. On a $400,000 loan with nothing down, first use costs $8,600.
No. VA loans carry no monthly mortgage insurance at any down payment, which is the main reason their monthly cost is usually lower than an FHA or low-down conventional loan. The one-time funding fee replaces it, and many borrowers add that fee to the loan balance.
Subsequent use means you have had a VA-backed purchase loan before, even if it was paid off. The higher 3.3% rate applies only when you put less than 5% down; with 5% or more down, first and later use pay the same fee.
HOA dues, closing costs other than the funding fee, and lender credits are not included, and the calculator does not check entitlement or loan limits. Enter your own rate, property tax and homeowners insurance, since the defaults are examples only.
